Rooms range from $49 off-season to $209 high-season per night. Please give us a call for more information. Rates vary due to fluctuating demand. We are just a few miles from North Conway, beat the traffic and still be close to everyones! 

The rate is based on double occupancy and up to 3 children, more people (adults or children) are an additional $10 per night, per person.  This helps cover water, energy, staffing costs.  Thank you for your understanding.

Cancellation Policy

If notice of cancellation is received in less than 14 days from date of reservation, you will be charged the room rate for the first night, unless we can resell the room. In the event we can resell the room, you will only be charged a $25 cancellation bookkeeping fee. If cancellation is received greater than 14 days, no fees apply.

Non Smoking Policy

We have a strict non-smoking policy. We assess a charge of $150 per night for guests who violate this policy.
